Well what I can I say.

My sister needed a loan for £2000 in order to clear some debt. She owns her house and did not want to secure anything to it. So she gave this company a call. She then paid £49.95 as a broker fee and was given a monthly repay,ment fee of £59.00 per month. When she received the paperwork for a loan it stated she needed a guarantor AND the repayment was £90 instead of £59. She queired this with Tenants and was told she would not have been told a repayment figure, even though she had the conversation recorded to prove otherwise. On telling the lady she was speaking to this, she told my sister she had no agreement from her to recorde the conversation. My sister told her she had no guarantor and was not patying £90 per month for 36 months for a loan of £2000. The customer service woman told her a new search would be done for her.
In the mean time my sister came to her senses and realised she was about to lose £49.95. I wrote her a letter to send to them, giving them 4 days to repay the money minus the £5 they are entitled to keep in accordance with OFT or she would make a formal complaint to OFT. She received a cheque for the correct amount 3 days after it was received by them.
Please please do not be taken in, I have since researched this company on other boards and this is a regular occurance and many people are losing their money. Dont let it be you!

Hi I was charged a fee by tenant loan they also trade as

Advantake Loans, and god only knows what else?

I applied to John at LINK REMOVED

they got me through for a Loan with no upfront fees. They explained that I could call call Consumer direct and request a refund Which I did you call them on tel: Number Removed

No I went straight to Tenants online for her refund. We have also made a formal complaint to OFT and Trading Standards

I work for Tenant Loans. We are completely independent which means that we do not ever pass your details on to any lender, or initiate any credit checks against you. For this reason applying for a loan through us will not have any adverse effect on your credit rating, unlike using a site like Money Supermarket, where every application or enquiry can lead to a credit check being done.

What using an independent broker means is that we ask you to go directly to the lender that we have chosen for you in order to get your loan paid out. The advantage of using an independent broker of course is that we can choose from every loan option available in the UK.

All other brokers (including sites like money supermarket which are free) will only give you options from companies that pay them a fee. This is why fee charging brokers generally offer you the best chance possible of getting approved for a loan.

If anyone is unhappy with the service provided to them by Tenant Loans they can use our normal customer services telephone number to gets fast helpful advice and resolution to their compliant.

This is to the person working for Tenant Loans.
My sister handed over £50 to you lot last Friday, when we realised that it was a waste of money we rang your customer services who insisted we would not have this money back for at least 6 months, if at all.
It took a very threatening e-mail explaining our rights to you the first response was from your customer services who adamantly refused to forward to e-mail to your dept.
Please explain why anyone should be conned out of £50 for you to trawl the internet looking for products we cannot meet the criteria for, and also, why when we did get a stupid offer, it was from your o.wn sister company, at an extortionate rate and requiring a guarator? At no time was my sister told she would need a guarantor and if tyou had told her this she would not have handed over hard earned and much needed cash.

I for one would like to hear your explanation.

Hi,
I applied to tenant loans... actually I applied to Kensington finance and they passed me onto Tenant loans.

I was given the impression that they were the loan provider, and after being told that my loan application was successful, was asked to pay the set-up fee and the money would be in my account in 3 days (I applied to £1000).

This was false information.

I have since had non-stop phone calls from other companies asking for my bank details at all times of day. I haven't given them any information... identity fraud is a big fear.

I have had letters giving information for loan providers which are deemed suitable for me. One of which was FLM finance which will give me a £1000 loan over 36 months with repayments of £45.90 per month.

If you do the maths the amount I would be paying back is shocking.

I have sent two e-mails of complaint and was wondering if you could give me advice on how to get a refund.

Please everybody check your credit records as this company will have passed your name to all and sundry and you will now have lots of searches against your name, you need to get a complaint into Experian and the Information Commissioner about this too.

I had a similar experience and was told £49.50 will guarantee you a loan - I told the company to get lost as I didn't want a loan with Welcome, Provident or the other sharks they use. They insisted it was with a genuine company and I said I wasn't interested. They still credit checked me twice which I've now had removed.

Hayley, have to be quick as just off to work, but these sharks must give you your money back lessl £5 the law says they can keep, and they will keep the £1 for the charity they reckon they support. I am in a dash right now but if you search the site for tenant loans another thread will appear and on that thread is a link to a standard letter quoting the law at them/ My sister got most of her money back. They will not refund you unless you let them know you know your right - tell them you are a CAG member, they did appear on this thread a while ago trying to justify themselves - they soon disappeared! Hi all!

In reply to the posts:

1.They are NOT allowed to keep any of the money at all if they have not managed to get you the finance.

Complain to the FOS about them.

The FOS will send them a letter of complaint and the company has 8 weeks to reply.

I have helped a couple of friends get their money back using this approach.The money was refunded within days of complaining to the FOS.

2.Regarding the right to keep a fiver,this only applies to upfront mortgage broker fees.If the customer has not taken up a mortgage through a broker after 6 months from approaching the broker,the broker MUST refund the upfront fee less his/her fiver entitlement.How do I know this?Been there and got the t-shirt and the rest is history!

i too have had the same experiance with advantage loans. 2 emails later i have been informed that a cheque for £44.50 is in the post from their 'refunds department' if they have a department solely for refunds they must be expecting a lot of claims!! plese don't use any of these 'sharks' i'm glad i didnt get the loan with a bit of forward thinking and budgeting and a lot of help from this site i soon realised i didn't relly need it anyway.

New to the forum. Had the same trouble with Tenant loans. Got this guys e-mail address who works for them. wrote an e-mail and got the money back within four weeks. suggest you guys give it try.

I'd like to add to this thread again - last week i spoke to a young lady in the course of my work who told me she was working at a company called Richmond Finance. Local again like the other one Tenants Loans.

I couldn;t beleive what she told me - well i can but its still dreadful - she said she was leaving this week because she felt guilty at taking money from needy people for nothing! The workers are brow beaten into doing everything they can to get that £50 out of us. They have performance targets to meet. She said anyone who had the nous to write and ask for it back has the letter tossed into a file and its only when they really kick off and clearly know their rights do they get a refund minus £5. They are told to stick firmly to the line that they do not have to refund the consumer!

She said, having had financial problems herself, she couldn't carry on taking money from people for loans they were never going to get.

So, there you have it - out of the horse's mouth. Steer clear of any of these firms.

My partner has also been charged £49.50 to fast track a loan that a the customer services had said had been approved for £7000 when the paperwork came through it was for £3000 when he rang and spoke to a gentleman in customer services he was told that he would have to wait 12 months for the rest!!

What kind of company are they?

Now that I read your thread on events I am going to claim back the money plus the 50p donation they asked for a cancer charity.

They are dealing with Yes- loans for me at the moment.

Some commercial links have been removed in this thread, in line with site rules.

Please don't post these and consult site rules if in doubt. There are many so called expert web sites that offer to resolve something for a cut ie 10-20-30% of your debt.

Would you rather give them your cash or get access to free advice from the CAG Community- free of charge and from folk that are dead friendly!!!!!!!

I have heard of this type of fee being charged by YES Loans and a few other companies. After some period of time arguiing they'll later ask you to send for a copy of your credit reference file stating that they don't have permissions/rights to credit reference files themselves. In this they indicate "you are a bad risk" it's why you not getting a loan offer etc.. - so they ask for a copy of the CRA file. This A = buys them another two weeks stall time and B = strings you along further etc..

I helped somebody to get a full refund of this money last year using the following letter they got the full £49 refund - it pointed out answers were wanted as regards to the fee of £49 and indicates you'd already checked CRA files to see they'd not done any searches to know whether you were a good/bad risk etc..

Don't let this or ANY company keep your money - FIGHT THEM BACK!!

I have just experienced a similar problem with Yes Loans and am desperately trying to get my admin chage £59 back. I was lied too and would warn anyone considering using Yes loans to stay well clear. I am just waiting now to see how many searches I will have on my file as they told me I couldn't cancel my application over the phone and so by the time a write in it will be too late. They are also not regulated by the FSA, does this mean they are untouchable...? Tenant Loans and Yes Loans are taking advantage of those people who are already in a vunerable situation which is disgusting.

I looked at this company for a loan a couple of months ago, realised they charged and didnt take anything up with them. I now get regular text messages (multiple messages a day, including weekends, some late at night or early morning) and they are driving me crazy. I have spoken to someone on the phone at Tennant Loans and told them I do not want any more dealings with their company and still the messages continue. They sent a message recently saying 'URGENT please call me before 6 for your last chance to arrange this loan' and I though hurrah they are going to leave me alone now but no, the messages continue!

Is there any way to get this lot to stop texting me?! Is anyone else going through the same thing?

You may be interested to know that the OFT has in April 2008 minded their licence to be revoked; this as far as I am aware has not yet been closed. They are not allowed to harrass you for any reason, unreasonably and these rules can be found on the OFT website. It seems that there are people working at this organisation who do not know the rules and are just charging people for lots of different things and hoping they don't know what's what. Do your homework people; it pays to have knowledge.

Thank you all so much for all this information have passed it on to me ex partner as she was about to go with them for a loan they rang her back and she told them no she is not interested bla bla and her friend is a member of cag witch they did not like and they said to her o you would sooner go with someone else and pay back sky high rates and she said no she would sooner go with credit union which we are both members of lol and they did not like that one bit they tried to say credit union charge loads when infact they dont a £300 loan with credit union is only like £30 interest as they are non profit making.

so best bets people are ya local credit union.
